RENTAL POLICIES


WE DO NOT RENT TO GROUPS UNDER THE AGE OF 25

RESERVATIONS:

Reservations are made on a first come, first serve basis. Reservations may be made through 2005, but will be subject to 2005 rates. You can make a 2004 – 2006 reservation with a $222 advance deposit on a rental $5000 or less and $522 on a rental above $5000 unless booking multiple weeks or units, then 50% of the rental fee will be required on each property and will be notified in January of the year of your reservation as to the rate for that year. You will be asked to mail in the remainder of the deposit to make it half the rent fee for that year. If payment is not received by January 31st, your reservation will be cancelled. When making reservations, give the total number of adults and children in your group. Each property lists the number it sleeps - this is the maximum number of persons who may occupy the rental unit. The only exception is an infant in a crib.

Minimum rental period is 4 nights, unless otherwise specified. We will rent last minute for 2 and 3 nights on most properties with the guest paying the cleaning fee. Rental balance, taxes, and security deposit are due 30 days prior to arrival. Payments may be made in the form of Traveler’s Checks, cash, bank money orders, Visa, Master Card, and Discover. We cannot take more than 2 Credit cards per reservation for payment.  Personal checks will not be accepted upon your arrival.

We will not rent to vacationing students, or singles under 25 years of age unless accompanied by an adult guardian or parent. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money. PETS are NOT allowed in rental units or on the premises, unless the unit is PET FRIENDLY. If you bring a pet to a non-pet friendly unit, you will be asked to remove and board your pet. You will be asked to leave if a pet belonging to a member of your party is sighted on the premises during your stay. Also, any evidence of a pet in your rental unit or on the premises will result in forfeiture of your security damage deposit.

DEPOSITS:

In order to hold your reservation, (for future year reservations, see paragraph above under Reservations) we require a deposit of 50% of your total rental fee excluding taxes and the security deposit. This rent deposit plus a Reservation Processing Fee $22.00 must be received within three (3) days after booking in order to confirm your reservation. In addition to your rent balance and tax, a NON REFUNDABLE security damage waiver in the amount of $50.00 plus tax is required. A copy of the terms and conditions of coverage of the damage waiver will be included with your confirmation letter.

DAMAGE WAIVER PLAN:

As a guest (the person registered and all persons sharing the same rental property) who has purchased a $50.00 (plus tax) non-refundable damage waiver, staying at a Rivard of South Walton property, you will be obligated to pay for loss or damage to the contents of the rental property you occupy under the following conditions. The damage waiver becomes effective upon check-in to a Rivard property. All benefits terminate at the end of the stay. The damage waiver is limited to a maximum total of $2000 damage payment per stay.

DAMAGE WAIVER DOES NOT APPLY TO THE FOLLOWING:

1.       Acts of Nature.

2.       Intentional acts of a guest.

3.       Gross negligence, theft, or willful conduct.

4.       Any cause, if the guest does not report the damage to Rivard staff prior to or upon departure.

5.       Normal wear and tear.

6.       Damage or loss caused by a pet or other animal brought onto the premises by guest.

7.       The waiver applies only to the direct physical loss or damage to covered property. It does not cover loss of use of such property.

8.       The waive does not apply for the loss or damage to any property owned by or brought onto the premises by a guest.

9.       Special Events with 30 or more people in attendance.

REPORTING DAMAGE:  All damage must be reported promptly to the Rivard of South Walton staff.

CANCELLATIONS: Rental deposit will be refunded less a $60.00 processing fee ONLY if the unit re-rents with no lost time or revenue. CANCELLATIONS OR EARLY DEPARTURES FOR ANY REASON (INCLUDING WEATHER) DO NOT WARRANT ANY REFUND OF RENT OR DEPOSIT.

RIVARD OF SOUTH WALTON, INC., reserves the right to change rental assignments under emergency conditions. Every attempt will be made to contact you by mail with a new confirmation and/or by a telephone call if a change becomes necessary. Although every effort has been made for accuracy, RIVARD OF SOUTH WALTON, INC., is not responsible for errors in the brochure, for property changes made by owners, or for any conditions beyond our control upon arrival.

RULES AND REGULATIONS

    1. Please note there is a $10.00 charge for each key not returned to the office at check out.
    2. There is a $30.00 charge for after hour’s lockouts to be paid before departure.
    3. No rental property shall be occupied by singles less than 25 years of age.
    4. Special Policies are in effect during “Spring Break months”
    5. Any reservation made under false pretense will be grounds for immediate eviction and loss of all monies paid.
    6. NO PETS in NON PET FRIENDLY properties.

 

CANCELLATIONS:

Rental deposits will be refunded less a $40.00 processing fee for cancellations ONLY if the unit re-rents with no lost time or revenue. CANCELLATIONS OR EARLY DEPARTURES FOR ANY REASON (INCLUDING WEATHER) DO NOT WARRANT ANY REFUND OF RENT OR DEPOSIT.

MISCELLANEOUS:

Please keep in mind that all of our vacation rentals are privately owned and Rivard’s rules and regulations are designed to protect the owner’s property.

All rates are subject to Florida state and local sales taxes. Rates, descriptions and availability are subject to change without notice.

All rental and security deposits will be placed in an interest bearing account to the benefit of Rivard of South Walton, Inc.

Port-a-cribs and highchair rentals are available upon request. Reservations for these items should be made in advance to assure availability.

Most units are equipped with color, cable TV and phone. The phone number will be listed under the property description on your confirmation. All units have fully equipped kitchens, washer, dryer, microwave, dishwasher, cable TV, and VCR unless otherwise specified. Maid service is provided only upon your departure. We do suggest that you bring beach towels, swim gear, beach chairs, etc.

The unit descriptions are correct at the time of printing, but subsequent owner renovations may have resulted in changes. Contact our rental office if you have any questions.

Check-in time is between 3:00 p.m. 5:00 p.m. (Central Time), and earlier check-in should not be anticipated. Arrangements will be made for key pickup for guests arriving after normal office hours. During SPRING BREAK months, keys must be picked up prior to closing   Checkout time is 10:00 a.m. Please leave on time so that the unit may be prepared for our next guests. Late departures will be charged appropriately.

If you would like special arrangements made during your visit (champagne in fridge, birthday balloons, etc.) please let us know when you make your reservation and for a nominal fee, we will have things ready.

 

                                                                                    SPRING BREAK POLICY

                                                                                       MARCH AND APRIL

1.       A parent must reserve all reservations during spring break months.

2.       There must be one (1) parent per four (4) vacationing students.

3.       Rivard of South Walton, Inc., will not reserve vacation rental properties in the name of a vacationing student(s) twenty-five (25) or under.

4.       Damage Deposits will equal 50% of the summer weekly rate.

5.       Rivard of South Walton, Inc. must have a credit card on file.

6.       If any damages in a rental property exceed the Damage Deposit, the credit card on file will be charged for the excess and we will forward copies of the damages and invoices to the person whom Rivard of South Walton, Inc. have on file as the guarantor of the reservation.

7.       We require of copy of each parents drivers license staying in the rental property prior to arrival.

8.       Keys will only by given to the parent(s) at check-in.

9.       All arrivals must be here by 4:00 C.S.T.; keys will not be left in the after hours box.

The following will result in immediate eviction and NO refund of any monies or damage deposit:

1.       The rental property is left without parental supervision.

2.       The Walton County Sheriff’s department is dispatched to a Rivard rental property.

3.       Excessive complaints from neighbors.

4.       Consumption of alcohol by any person(s) under the age of twenty-one (21) at a Rivard rental property.

 

The Spring Break Policy will be sent with each confirmation letter for the months of March and April. It will be required to be signed and mailed or faxed back by the parent(s) prior to arrival.
